Welcome to The Painted Petal, a historic guest hotel lovingly restored to preserve its early 20th-century charm. We are delighted to have you as our guest. Please review and acknowledge the following agreement to ensure a peaceful and respectful stay.
1. Use and Occupancy
Maximum occupancy at The Painted Petal property (the “Property”) is limited to ten (10) guests, not to exceed two (2) adults per approved bedroom per overnight stay. Use of any part of the Property not approved for residential occupancy (e.g., the outbuildings, outside areas, or in vehicles) for overnight stay is strictly prohibited.
Only registered guests who are listed on the reservation are permitted on the Property at any time. Any changes to the registered guest list must be provided to us in writing no less than twenty-four (24) hours prior to the start of your reservation. Check-in is no earlier than 3 PM on the first day of your reservation and check-out is no later than 12 PM on the final day of your reservation.
2. Contact Information
We provide daily oversite of the Property, as well as electronic monitoring of all essential systems (HVAC, smoke alarms, and appliances). We are available to guests 24 hours a day, 7 days a week. To reach us, please contact management at 484-222-0221.
In the event of an emergency, guests are directed to first contact local emergency services by calling 911 for police, fire, or medical assistance. As soon as it is safe and reasonable to do so, guests must notify us of any emergency event that occurs on the Property.
3. Guest Conduct and Noise
This is a peaceful home. Guests must respect our neighbors at all times by minimizing noise, avoiding disruptive behavior, and being courteous when entering or leaving the Property.
- Guests shall not create any conditions that disturb the comfort, peace, or safety of neighboring properties.
- Quiet hours are from 10 pm to 9 am daily, without exception.
- Parties, loud music, or any activity that disturbs the peace and quiet of others is prohibited.
- Parking is permitted only in designated areas on the Property. Parking on the grass or neighboring properties is prohibited.
- The use or possession of illegal drugs on the Property is prohibited.
- Guests agree to comply with all applicable federal, state, and local laws, rules, and regulations at all times during your stay, including but not limited to any applicable ordinances or requirements of Upper Macungie Township.
We reserve the right to amend or add to these rules at any time. Any updated or additional rules shall become effective immediately upon notice to you, including by written notice, email, text message, or posted signage on the Property.
4. Smoking Policy
Smoking or vaping is prohibited inside The Painted Petal or in any outbuilding. A $500 cleaning fee will be charged for any violations. Any smoking must be done outside in designated areas, and all smoking waste must be properly disposed of. Tampering with, disabling, or dismantling any smoke detector or other safety device on the Property is prohibited and may result in immediate termination of your stay.
5. Historic Appliances
The kitchen appliances, while in working order, are over 100 years old. Guests must follow the written instructions carefully, particularly for the stove, which is serviced by a single specialist in Pennsylvania. Do not use excessive force or attempt to modernize their operation.
Only toilet paper shall be flushed down the toilet; no wipes, paper towels, feminine products, or any other items may be flushed. Do not force food or grease down any drain. You are responsible for any plumbing damage or service calls required due to improper use.
6. Temperature Control
The temperature has been carefully calibrated throughout The Painted Petal. Please do not adjust the thermostats. Contact us at the number above if you feel too warm or cold, and we will be glad to assist you.
7. Privacy and Monitoring
To help support the safety and security of both guests and the property, the Property is equipped with the following features:
- Surveillance cameras are installed at the front door and back door entrances.

There are no interior surveillance cameras or monitoring devices inside the home that compromise guest privacy. - Exterior security cameras are not routinely monitored in real time, but we may access them at any time if, in our sole discretion, we determine it is necessary for the safety or protection of the Property, guests, or neighbors.
- Temperature and moisture sensors may be located in utility areas (such as the basement, mechanical closet, or under sinks). These sensors are solely intended to alert us to water leaks or unusual temperature changes; they do not record sound or video.
8. Risk and Assumption of Liability
YOU ACKNOWLEDGE THAT THE PAINTED PETAL IS A HISTORIC STRUCTURE THAT MAY INCLUDE INHERENT FEATURES SUCH AS UNEVEN FLOORS, NARROW STAIRCASES, ANTIQUE FIXTURES, AND NON-STANDARD SAFETY ELEMENTS. BY SIGNING THIS AGREEMENT AND OCCUPYING THE PROPERTY, YOU VOLUNTARILY ASSUME ALL RISKS ASSOCIATED WITH THESE CONDITIONS AND ACCEPT FULL RESPONSIBILITY FOR YOUR OWN SAFETY AND THE SAFETY OF YOUR VISITORS AND GUESTS.
YOU AGREE TO EXERCISE REASONABLE CARE WHEN NAVIGATING THE PROPERTY UNDERSTAND THAT THE OWNERS OF THE PROPERTY, AND THE PAINTED PETAL, ITS STAFF, AND REPRESENTATIVES SHALL NOT BE HELD LIABLE FOR ANY INJURIES, ACCIDENTS, OR HARM THAT MAY OCCUR AS A RESULT OF THESE INHERENT CONDITIONS.
YOU HEREBY RELEASE, DISCHARGE, AND HOLD HARMLESS THE OWNERS OF THE PROPERTY AND THE PAINTED PETAL, ITS OWNERS, STAFF, AND REPRESENTATIVES (COLLECTIVELY REFERRED TO AS THE “RELEASED PARTIES”) FROM ANY AND ALL CLAIMS, DEMANDS, DAMAGES, OR CAUSES OF ACTION ARISING OUT OF OR RELATING TO ANY INJURY, LOSS, OR DAMAGE TO PERSON OR PROPERTY THAT MAY RESULT FROM YOUR RESERVATION, STAY, AND/OR USE OF THE PROPERTY, EXCEPT IN CASES OF GROSS NEGLIGENCE OR WILLFUL MISCONDUCT BY THE RELEASED PARTIES.
YOU FURTHER AGREE TO INDEMNIFY, DEFEND, AND HOLD HARMLESS THE PAINTED PETAL, ITS OWNERS, STAFF, AND REPRESENTATIVES FROM AND AGAINST ANY AND ALL CLAIMS, LIABILITIES, DAMAGES, LOSSES, COSTS, OR EXPENSES (INCLUDING REASONABLE ATTORNEY’S FEES) ARISING OUT OF OR RELATING TO YOUR RESERVATION, STAY, AND/OR USE OF THE PROPERTY, INCLUDING BUT NOT LIMITED TO ANY VIOLATION OF THIS AGREEMENT OR ANY NEGLIGENT OR WILLFUL ACT OR OMISSION BY YOU OR YOUR VISITORS AND/OR GUESTS.
9. Limitation of Liability
To the fullest extent permitted by law, the owners of the Property and The Painted Petal, its owners, staff, and representatives shall not be liable for any indirect, incidental, special, or consequential damages arising out of or related to your reservation, stay, and/or use of the Property, including but not limited to loss of personal property, loss of use, loss of enjoyment, emotional distress, or lost profits, even if advised of the possibility of such damages.
10. Responsibility for Visitors and Guests
You are fully responsible for the conduct and actions of all your visitors and guests during your stay and you agree to ensure that all visitors and guests comply with the terms of this Agreement and all house rules.
11. Termination and Enforcement
If you or any of your guests or visitors violate any term of this Agreement or fail to follow any of the rules adopted by The Painted Petal, we reserve the right to immediately end the stay and require all guests and visitors to vacate the Property. In such event, any unused portion of your rental fee, along with any deposits paid, shall be forfeited. Serious violations may be reported to local law enforcement, as appropriate.
You are responsible for any damage, loss, and/or excessive cleaning costs resulting from your stay and/or any violation of this Agreement. In the event that we must pursue any claim to recover such costs or enforce the terms of this Agreement, you agree to reimburse all related expenses, including reasonable attorney’s fees, court costs, and collection fees incurred in connection with such enforcement.
12. Governing Law
This Agreement shall be governed by the laws of the Commonwealth of Pennsylvania. Any disputes arising under this Agreement shall be brought exclusively in a court of competent jurisdiction located in Lehigh County, Pennsylvania.
13. Severability
If any provision of this Agreement is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, such provision shall be deemed modified to the minimum extent necessary to make it enforceable, or if not possible, severed from the Agreement. The remainder of the Agreement shall remain in full force and effect, and the invalidity of any one provision shall not affect the validity or enforceability of any other provision.
By completing this booking, I acknowledge that I have read, understand, and agree to comply with all terms, conditions, and rules outlined in this Agreement. I further acknowledge that I am responsible for the actions of all individuals included in my reservation and any visitors during the stay, and I accept full responsibility for any violations, damages, or associated costs as provided in this Agreement.
